The Realtor's Guide to Health Insurance
Commission income, 1099 status, and a local association membership. How agents put those pieces together.
Real estate agents are almost always independent contractors, and commission income makes subsidy math the central skill: a strong spring can push your annual estimate up, a slow winter can pull it down, and your premium tax credit should move with it.
What works for agents
Estimate income conservatively but honestly, then update your marketplace account after big closings — the credit reconciles at tax time either way, and updating avoids surprises. The self-employed health insurance deduction then takes premiums off the top of your taxable income.
Some state and local Realtor associations offer members access to long-established association plans — one of the few legitimate group routes for independents today. Worth asking your board; the answer varies enormously by state.
Longer term
Realtors organizing by metro area are a textbook affinity group for future group buying: licensed, professionally associated, and thousands strong in every city. That's precisely the structure new AHP legislation would empower.
